Welcome to Manor Farm Courtyard Holiday Cottages in Hampstead Norreys; a picturesque farming village in Berkshire, with easy access to Newbury, oxford, Highclere Castle (the location for ITV's Downton Abbey), Didcot, Swindon, the M4 and A34. Our luxuriously-appointed self-catering cottages are ideal for large groups, sleeping up to 16 people across four cottages. These 17th century former barns and stables, renovated by the Betts family farm, provide everything you need for a luxurious stay in glorious Berkshire countryside.

We offer a specially adapted accessible studio cottage, generously equipped and graded to M3i standard. The village community shop and cafe next to the Cottages offers fresh food and provisions to cater for all your needs.

Road Directions

We are 15 mins drive to Newbury and Thatcham.

From South and West: A34/M4 (J13) take road towards Chieveley, then right to Hermitage. After 1 mile turn left onto B4009 to Hampstead Norreys.  Follow signs to Living Rainforest.  Manor Courtyard Cottages are situated on Church Street in the centre. 

Public Transport Directions

Buses are difficult in this rural area, but Reading Buses still run the circular 6A service from Newbury bus station, which is close to the train station. This bus travels to and from Hampstead Norreys four times a day in each direction, Monday to Saturday.
